Gutter Installation in Norcross and Peachtree Corners

Old downtown Norcross has its own rule book for gutters, and many houses around it date from the late 1980s, past aluminum's usual 20-year life.

Norcross's historic district writes its own gutter rules

Decatur Spout sets up gutter installs and repairs in Norcross, Peachtree Corners and the unincorporated Gwinnett around them. In one corner of that area the rules are written down: the Norcross Historic District, on the National Register since 1980, with buildings from 1850 to 1924, many of them Late Victorian.

The city's design standards say two things about gutters there. Gutters and downspouts have to be products made for the job, and PVC conduit or pipe used in their place is prohibited. And when deteriorated gutters are replaced, the new ones should be similar to the originals in material and appearance. Exterior remodeling of a house inside the district needs a certificate of appropriateness; routine maintenance doesn't, and neither does work outside the district.

Late-1980s houses, original hardware

Outside the old downtown, most housing is newer. The median home in 30071 and 30092 dates to 1989 and in 30093 to 1987, and fewer than 4 percent were built before 1960.

  • Hangers

If the gutters hang on nailed spikes, those loosen over the years, and screwed hidden hangers are the usual fix; see gutter repair.

  • The whole system

Aluminum gutters average about 20 years, so originals from the late 1980s are well past it. The replacement page lists the signs.

  • One-piece runs

New gutters are formed on site to each wall's length. The one-piece gutter page covers sizes and what the quote should list.

Norcross, Peachtree Corners or the county

The three Norcross ZIPs split three ways. About half of 30071's land is in the City of Norcross, with Peachtree Corners, a sliver of Berkeley Lake and Duluth, and unincorporated Gwinnett making up the rest. ZIP 30092 is about 95 percent Peachtree Corners, and 30093 is almost entirely unincorporated Gwinnett County.

Each has its own permit office: the City of Norcross's community development department, Peachtree Corners' building division and Gwinnett County's planning and development department. The street address tells us which one applies before the visit.

Norcross questions

Can I switch to K-style gutters in the Norcross historic district?
Ask first. The city's design standards say deteriorated gutters should be replaced with ones similar to the originals in material and look, and exterior changes to houses inside the district need a certificate of appropriateness. Outside the district, those standards don't apply.
Is Peachtree Corners covered too?
Yes. ZIP 30092, which is almost all Peachtree Corners, is on the coverage list along with the Norcross ZIP codes and nearby Lilburn and Lawrenceville. Find yours on the areas page.

Mention whether the house is in the old Norcross historic district; if it is, matching the original gutters is part of the plan from the first visit.
