Gutter Installation Around Lithonia and Stonecrest, GA

A Lithonia mailing address is more often Stonecrest or unincorporated DeKalb than the old granite town, and that decides whose rules apply.

Lithonia, Stonecrest or the county: the address decides

When you call Decatur Spout from a Lithonia address, the first thing worth sorting out is which government the house sits under. The City of Lithonia holds only about 3 percent of the land in ZIP 30058. Stonecrest has about 27 percent, Redan about 13, and the rest is unincorporated DeKalb County. ZIP 30038 is about 95 percent Stonecrest.

The gutters don't care about the line, but permits and any design review do, so the street address beats the ZIP.

Newer subdivisions, gutters past their prime

Housing out here is younger than the rest of DeKalb. The median home in ZIP 30058 dates to 1995, and in 30038 to 1997.

That age is the point. The home builders' association puts aluminum gutters at about 20 years, so original gutters on a house from the mid-1990s have outlived the average by a decade. If they are sectional, there is a joint every 10 feet or so, and each one is a place a drip starts as the sealant ages.

Replacement is also the cheap moment to size up. If the old runs spill in a hard rain, the gutter size guide shows how to tell whether 6-inch gutters and 3x4 downspouts would carry it, and the one-piece gutter page covers what to ask for.

The granite town at the center

The old City of Lithonia is a different story. About 16 percent of its homes were built before 1940, and its core is a National Register historic district with a period of significance running from 1845 to 1966.

It grew around granite. The Arabia Mountain National Heritage Area next door is dominated by massive granite outcrops, quarries there worked the stone for construction well into the 20th century, and Lithonia granite went into the U.S. Naval Academy at Annapolis. On an older house in town, ask about gutter styles that suit it; copper and half-round gutters covers the options.

Helene's heaviest rain fell on this part of Georgia

When Helene came through in September 2024, the National Weather Service said its highest rainfall totals landed on east-central Georgia and the Atlanta metro, and the airport set a daily record of 7.62 inches on September 27. Storms like that find every clogged elbow and undersized downspout on a house.

If water spilled or pooled at the foundation during the last big storm, start with downspouts and drainage; if a run came down, the storm damage page covers the first hour.

Lithonia questions

My address says Lithonia, but the house is in Stonecrest. Does that change anything?
It changes whose permit rules apply, not the gutter work. Stonecrest is its own city with its own building office, and much of the Lithonia mail area is unincorporated DeKalb. Give us the street address on the call so the visit starts from the right place.
Should 1990s gutters be repaired or replaced?
If they're the originals, they're past the roughly 20 years the home builders' association gives aluminum gutters, so the visit weighs replacement as well as repair. A single dripping corner is still a repair. The replacement page lists the signs that tip it.

Tell us whether the house is in one of the newer subdivisions or near the old downtown, and the visit gets planned for the house that's actually there.
